Winners + Losers of 2018

With 2018 officially in the books, it’s interesting to look back and consider San Diego’s best+worst performing zip codes for the year.  While home sales within the county dropped to a level we haven’t seen in over a decade, prices held firm and/or increased in the overwhelming majority of neighborhoods.  For instance, only four zip codes experienced decreases in the median home price.  Here are the results:

 

Top 5 Zip Codes:

Cardiff (92007):  +14.6%

Del Mar (92014):  +12.7%

South Park/Golden Hill (92102):  +12.3%

Mission Hills/Bankers Hill (92103):  +12.2%

Chula Vista (91914):  +12.1%

 

Bottom 5 Zip Codes:

La Jolla (92037):  -5.1%

Sunset Cliffs (92107):  -4.2%

Solana Beach (92075):  -3.8%

Rancho Santa Fe (92067):  -0.5%

Oceanside (92057):  +1.0%

 

In 2017 Sunset Cliffs (22%) and Solana Beach (16%) experienced the highest appreciation in the county, so a modest correction was anticipated.  Although Rancho Santa Fe has been the lowest performing zip code (down 5.5%) in the past three years, it continues to maintain the highest priced median home ($2.364,000) followed by Del Mar ($2,000,000) and La Jolla ($1,998,000).  Worth noting: Barrio Logan/92113 has had the highest appreciation in the county within the past five years (up 84.4%).  At $380,000 it happens to be the only neighborhood in San Diego with a median home price below $400,000.
